Selling Prerequisites
Before you can close on your home sale, you will need to request a release from the Home Owners Association. Please follow these steps:
- Pay all outstanding dues with penalties if they apply.
- Pay all fines and late fees if they apply.
- Pay ALL expenses incurred from non-compliance including court fees, attorney fees, filing fees, collection fees, postage, and any other unforeseen fees associated with non-compliance.
- Receive a lien release if one has been filed against the property once outstanding dues, fines, and fees are paid in full and cleared.
- Receive a Paid Assessment Letter(PAL) with the official Abbey Glenn Estates golden seal.
- IMPORTANT: The seller can pickup the PAL for free or pay $6 Certified Mail postage fee. We list both the seller and buyer names in the PAL, it’s important to be accurate. If we are asked to produce an updated PAL due to mistakes, there is a $25 fee. We do not email PALS.
- Your attorney must provide the buyers contact information to the HOA consisting of Names, Phone Numbers and Email addresses prior to the HOA issuing a PAL.

Please inform your real estate attorney of the following:
- You must identify if you are representing the Seller or Buyer (we are still in the process of cleaning our records) and the house address.
- You must provide the buyers contact information to the HOA consisting of Names, Phone Numbers and Email addresses prior to the HOA issuing a PAL.
- We are not required to complete the 765 ILCS 605/22.1 documents because we are not condominiums.

- We only provide the following closing documents:
- Proof of insurance
- Last annual budget summary
- Paid Assessment Letter (PAL), given only to the seller
IMPORTANT: Your successful closing could be at risk if you neglect to address any outstanding items prior to your closing date. If you elect to have your PAL mailed, please allow 48 business hours for processing and at least 5 business days for Certified Mail. Certified Mail is not delivered without a signature. Abbey Glenn Estates HOA bears no responsibility for the homeowner’s neglect to address any outstanding items in a timely manner.
